Construction continues on The Republic, a 21,370 sq m office building rising beside Manchester's new Mayfield Park - the city's first new public park in a century.

Work is continuing at pace on The Republic, a major new office building forming part of the Mayfield regeneration scheme in Manchester city centre. Contractor Bowmer + Kirkland is delivering the 21,370 sq m building, which sits on the banks of the River Medlock next to Mayfield Park - the first new public park to be created in Manchester's city centre in around 100 years.

Mayfield is one of the most closely watched regeneration projects in the North West, transforming a former industrial and railway goods yard behind Piccadilly Station into a mixed-use district of offices, homes, leisure space and public realm. The Republic is intended to anchor the commercial side of the scheme, offering modern, sustainability-focused workspace within walking distance of Piccadilly's rail and tram connections.

The project reflects a wider pattern in Manchester's city centre construction pipeline: pairing new-build office and residential space with significant investment in green and public realm infrastructure. Mayfield Park itself has already become a popular amenity for office workers and residents in the surrounding Piccadilly East area, and developers behind nearby schemes have cited proximity to the park as a selling point for both commercial tenants and homebuyers.

For contractors and consultants working in central Manchester, Mayfield represents a long-term pipeline of work stretching years into the future, with further plots earmarked for additional office, residential and hotel development as the masterplan progresses.
