Manchester United's purchase of a 10-hectare site near Old Trafford has set the wheels in motion for what could become the UK's largest football stadium, alongside 15,000 new homes.

Plans for a new Old Trafford have moved a significant step closer, after Manchester United completed the purchase of a 10-hectare plot of land close to the club's current stadium. The site sits around 350 metres from the existing ground, bordered by John Gilbert Way, Wharfside Way and Europa Way.

The proposed stadium would hold up to 100,000 spectators, which would make it the largest football ground in the UK, surpassing Wembley. Beyond the stadium itself, the project is designed as the centrepiece of a much larger regeneration scheme covering roughly 150 hectares of the Trafford Wharfside area, with ambitions to deliver around 15,000 new homes alongside shops, leisure facilities and transport upgrades.

For the construction sector, a scheme of this scale would represent one of the largest single opportunities seen in Greater Manchester in years, spanning specialist stadium construction, major infrastructure and utilities work, and a sustained residential and commercial build-out over a decade or more. Early-stage work is expected to focus on site assembly, ground investigation and infrastructure planning before any stadium construction contracts are let.

The scheme sits within the wider Trafford Park and Wharfside growth corridor, which has already attracted investment in logistics, media and residential schemes in recent years. Local supply chains, from piling and groundworks contractors through to steelwork and façade specialists, are likely to be closely watching how procurement for the stadium and surrounding infrastructure is structured as plans progress through planning.
