HG Construction has been appointed to deliver the next £225m phase of FEC's Red Bank development off Dantzic Street, adding 900 new homes to Manchester's Victoria North regeneration area.

HG Construction has been appointed as main contractor for the next phase of the Red Bank development in Manchester, in a deal reported to be worth around £225 million. The scheme sits off Dantzic Street in the city's Victoria North regeneration zone, one of the largest regeneration projects currently under way in the UK.

The latest phase will deliver roughly 900 homes across four buildings. The centrepiece is a 34-storey build-to-rent tower containing 316 units, supported by three further blocks of 30, 19 and eight storeys holding a combined 579 units. Enabling and groundworks are expected to begin shortly on the lower-rise buildings, with construction of the 34-storey tower scheduled to start early next year.

Red Bank forms part of the broader Victoria North masterplan, a joint venture between Manchester City Council and FEC (Far East Consortium) that aims to deliver around 15,000 homes across several neighbourhoods north of the city centre over the next two decades. The area has already seen a wave of residential delivery in recent years as developers look to meet demand from Manchester's growing population of renters and young professionals.

For the local construction supply chain, contracts of this scale continue to be a major source of work for groundworkers, steel and frame contractors, and M&E specialists across Greater Manchester. Build-to-rent has remained one of the most resilient parts of the regional construction market, even as some other residential segments have slowed.

Industry commentators have pointed out that while new orders in Greater Manchester have been strengthening, output has not always kept pace, creating a widening delivery gap across the sector. Large, well-funded schemes like Red Bank are expected to help close that gap by keeping contractors and subcontractors in steady work through 2027 and beyond.
